Straight Answers

The questions wholesalers actually ask us before the first JV.

Do I have to hold the contract directly with the seller?

Yes. You need a signed purchase agreement that you executed with the seller, and we ask for a copy so we can verify your equitable interest and your right to assign.

We do not take daisy-chained deals or positions that were assigned to you by another wholesaler. On those we cannot confirm who actually controls the property or talk to the seller when something needs solving, and our buyers show up for our deals precisely because we can do both.

How do we split it, and what does this cost me?

Nothing upfront, ever. There is no fee to submit a deal and no fee to market one.

The split is set deal by deal, based on the position you bring and the work the deal needs, and it is agreed in writing before we market anything. You will never find out what your share is after the fact. We are both paid at closing, so if it never closes, you owe us nothing.

What areas and property types do you take?

North Carolina only. We would rather know one state cold than guess in twelve, and our buyer network is built here.

Within NC we look at Single Family, Multi-Family, Commercial, Townhome/Condo, Manufactured, and Land, in any condition from light cosmetic to full gut. Properties that need real work tend to move fastest, because our buyers are investors looking for a project with margin in it.

How fast do I hear back, and how fast does it sell?

You get a review decision within 1–3 days. Once a deal is approved and live, our average marketing timeline is about a week, and strong deals often draw offers well inside that.

The honest version: timing depends on price point, location, and condition, and we will tell you what to expect for your specific deal rather than quote you an average. You do not have to wonder in the meantime — every submission gets a reference ID, and the tracker on this page shows the same status our team sees internally.

What happens if my deal isn't a fit?

We tell you no, and we tell you why. Usually the gap is the number, and in that case we will show you roughly where it needs to be for our buyers to move on it, so you can go back and renegotiate.

Plenty of wholesalers we work with regularly got a no on their first submission, repriced, and closed the same property with us. A clear no you can act on beats a maybe that goes quiet.

Do I need experience to JV with you?

No. We handle the underwriting, the marketing, the buyer conversations, and the transaction coordination, so this works whether it is your fortieth assignment or your first.

What we do need is accurate information and a real contract with the seller. Tell us about the foundation crack now rather than after a buyer walks it — we can price a problem, but we cannot price a surprise.

Will you contact my seller directly?

Only with your permission, and only for transaction coordination — scheduling access, closing logistics, and paperwork. The submission form asks for that permission explicitly.

We ask because deals stall when every question has to route through a middleman. If a buyer needs to see the property Thursday, we would rather book it with the seller than spend two days relaying messages.
